House for Sale By Owner
Why use an agent when you can sell your own house? With the information available at your fingertips the added expense may seem a waste. Why not do it yourself? For that matter why not represent yourself in court? You know you are innocent. Why not perform your own yearly check up? Why pay a doctor? That lump is barely noticeable.
When it comes to spending money Americans are great at shopping and comparing. The internet offers a wealth of information, the television blares countless ads and we are assailed daily by advertising in almost every facet of our lives. This means we try to get as much as we can for the least amount of money. While this may work well for your next toothbrush it may not be such a good idea when shopping for professional services. As a professional I would like to expound on this. For sale by owner means you may be selling yourself short. What about understanding contracts? How about properly wording addendums so they protect you adequately? What would be the cost of misreading your paperwork? By the time you get done hiring a lawyer and extracting yourself from a messy lawsuit that extended six months you may feel differently about the comparably small commission the REALTORS® initially had asked for.
REALTORS® are trained and tested prior to getting licensed. They are bound by state laws and a regulatory commission that protects the public from harm. Agents commit to ongoing training and spend a great deal of time protecting their clients’ best interests. Searching for homes is a relatively small part of the buying process. There are inspections, contract amendments, complicated town regulations and association bylaws not to mention how title insurance works, what influence your credit score can have on your interest rate and the particular nuances of each neighborhood. A good agent can help guide you through these and countless unforeseen problems that may stand between you and your dreams. A percent or two is a small price to pay for years of experience and the knowledge your are protected by someone with your best interests at heart.
