Buying a short sale? Here’s what to expect…

If you follow the real estate market, you have undoubtedly noticed the words “short sale” appearing on more and more listings. Short sales occur when a seller owes more on his mortgage than he can sell his home for in a given real estate market. In order to sell the home without owing the balance of the mortgage out of pocket, the seller’s lender must agree to accept less than the full mortgage amount for the home. Lenders are willing to participate in short sales because sellers asking for a short sale are usually under financial stress. The chances are good that if he can’t sell, a seller might not continue to pay the mortgage and the home will go to foreclosure. While short sales often represent a good opportunity to get a lot of home for your money, they are not easy. Both the buyer and the seller need to have A LOT of patience. Greetings again from Mount Washington Valley ski country!! Or should that be ski country? December? 70 degrees yesterday and a spring like day today.
Started out as snow Wednesday night up on Glen Ledge. Changed to heavy rain then bingo!!! Sun’s out and it was the Valley version of Miami sans palm trees, stucco and plastic pink flamingos. Never could get into plastic pink flamingos. But, the best thing was the winds blew the clouds away creating a clear night sky. The full moon lit up the ledge last night like Tiny Tim when he married Miss Vicki back in the 60′s. The 60′s. Talk about Tip Toe Through The Tulips. Those weren’t tulips. Ah, that’s another blog. What Snow?

I’ll tell you what snow.  The half of an inch we had up on Glen Ledge/Jackson this morning.  Wake up to a light snow fall quietly dusting my lawn and accenting the foliage.  Take a shower, eat my English muffin (with peanut butter of course), have my coffee, walk out the door to be greeted by the “It’s A Wonderfull Life”  bridge snow scene just before Clarence the angel shows up.  What is this? It’s not even Halloween yet alone Thanksgiving.  But, all told it was a “Wonderfull Life” scene.  The first snow fall is always exciting.  Especially so if you are a skier. That first snow brings out the Wayne Wong in me.  Of course Wayne’s technique was by design.  My technique is more out of survival.  Just get me down the mountain Lord and I promise that last sin I’ll never do again.  The first snow also makes it official fireplace season.  At least for me.  Got my wood delivered last night by Dave Arnold over in Center Conway.  So that pile of wood is now snow covered and begging to be stacked.  Good thing it did stop snowing or the only thing that would be stacked are my skis on the truck smelling out chair lift squeaks.  The winter view of Attitash and the slopes are not in full view yet due to the foliage.  But, up on Glen Ledge some of us are shaking the leaves off the trees. Maybe a snow man costume to “Trick or Treat”.
