• Median sales price for Jackson NH homes for sale from Jan 11 to March 11 was $221,300, which was an increase of 20 percent compared with the same period last year
• There were 3 home sales from Jan. 11 to March 11, which is a 50 percent decrease compared with the same period last year.

Washington Valley, NH!  When The White Mountain Cupcakery opened its doors in a remodeled turn-of-the-last-century building in downtown North Conway, a dazzling array cupcakes became available to hungry après skiers: chocolate cupcakes, carrot cupcakes, vanilla cupcakes, even exotics like coconut, peanut butter, lemon and Boston Cream, all with flavorsome frostings, swirled into beehive domes, some, more decadent, topped with candies. Last Saturday morning as many people got up and rushed to the slopes to ski, Josh and I started the day slowly, watching the snow falling heavily from our living room window. The Cranmore Mountain Meisters began for the season yesterday. A local tradition, Meisters takes place every Wednesday at Mt Cranmore. Throughout the day teams of 4 people each make a run through the gates in hopes of being the overall fastest team at the end of the series. This year 525 skiers and snowboarders have signed up for the challenge.  While most are locals, there are some Sea Coasters who make the drive up every week to join the fun. Some are driven by a passion for getting the fastest time of the day or a personal best, but many come to enjoy a healthy dose of apres ski. There’s often live music and there is always something to good to drink and eat at the Eating House at Mt Cranmore as well as at our other local bars and restaurants.

The significant increase in purchase contracts on homes and condos priced under $200,000 in the last 3 weeks is evidence that the bottom of the market is leveling off.  “In a 10 day period, I put four properties under agreement,” says Josh Brustin, partner at Pinkham Real Estate. “I haven’t seen this level of activity in a long time. The combination of low interest rates, great prices and the rush for the first time homebuyers to capitalize on the $8000 tax credit seems to be fueling the increase  in sales. As a result, there are fewer good properties left under $200,000.”  Brustin adds, “Of the remaining properties, one great one just came back on the market: 242 Beechnut Drive in North Conway. While I’m admittedly biased (it is my listing), I really feel that it’s a great value for a primary or vacation home buyer at $179,900.”
